Booking
Deposit: |
 |
| 50%
of the total rental is required to secure the booking.
The balance of the property rental, together with the
refundable damage/breakage deposit Security Deposit -
£150/215 Euros cheque, is due four weeks before
commencement of the rental. If booking occurs four or
less weeks before the rental commences the total rental
charges together with the damage/breakage deposit are
due together with the booking form. Note: Please include
a cheque for the £150/215 Euros damage deposit separately;
please write your cheque card number on the rear of the
cheque thus guaranteeing the cheque. Please bring your
cheque card with you and this will be verified by checking
the cheque card number on your damage deposit cheque prior
to your gaining entry to the property. This cheque will
be held until after your departure, and, providing there
is no damage, returned to you uncashed seven days after
your departure. If you fail to bring your cheque card
a cash deposit of £150/215 Euros will be required
before you will be allowed into the property. |

| Balance
of the Rental: |
 |
| As
stated the balance of the rental is due four weeks before
commencement of rental, if payment is not received by
the due date the owner reserves the right to give notice
in writing that the reservation is cancelled. |
 |
| Booking
receipt: |
 |
| If
the booking takes the normal form directions to the property
will accompany the receipt for the deposit. This represents
the formal acceptance of the booking by the owner and
commitment by the Client to the contract. If however the
booking is after the four-week deadline the receipt and
directions will be forwarded following the total payment.

| Security
Deposit: |
 |
| £150/215
Euros - above - the sum reserved by this clause shall
not limit the Clients liability to the Owner. |

| Electricity
& Gas: |
 |
|
Electricity for the appliances provided only is included
in the rental price. Butane gas is provided, sufficient
for normal usage within a rental period. |
 |
| Cancellation:
|
 |
| In
the event of cancellation, for whatever reason, efforts
will be made to re-let the property after being informed
in writing of the cancellation, and, if successful, a
refund will be made, less the costs of re-letting. However,
if unsuccessful in re-letting the property, the Client
remains liable for the balance of the rental. In order,
therefore to avoid penalty, the Client is advised to purchase
insurance against any such eventuality. |

| Time
of arrival/departure: |
 |
| Guests
are advised to arrive after 15.00 on the day of their
arrival and depart by 10.00 on the day of their departure.
This will enable the property to be checked over between
guests. |
 |
| Property
rights: |
 |
| The
client and party shall acquire no rights whatsoever over
the property excepting occupation as a holiday let for
the period booked. The client shall not sublet the property.

| Use:
|
 |
| The
use of the accommodation and amenities where offered such
as children's swing, swimming pool, etc. is entirely at
the users risk and no responsibility whatsoever can be
accepted for death or injury to a user or visitor. Equally
loss or damage to the user or visitors belongings remains
exclusively the responsibility of the client. |
 |
| Motor
Vehicle/s: |
 |
| No
responsibility can be accepted for any loss or damage
to any motor vehicle or its contents. |
 |
| Pets:
|
 |
| The
bringing of pets to the property is forbidden except with
the written permission of the Owner. |
 |
| Camping:
|
 |
| No
camping is permitted on the Property grounds. |
 |
| Complaints:
|
 |
The
owner is resident nearby therefore any problem should
be reported as it arises - or within 24 hours - in order
that reasonable steps can be taken to correct any fault.
Failure to report locally any problem of significance,
which should be reported in writing, will invalidate any
claim.

| Client
Responsibility: |
 |
The
Client agrees to be a considerate tenant and to take good
care of the property and to ensure that the property is
secure during their absence - failure to secure the property
during occupation or failure to return the key at the
end of the tenancy will result in forfeiture of the damage
deposit and additional charges. The house is clean and tidy, and it is therefore
expected that the property will be handed back, as a minimum,
in the same state. The right is reserved to make a reduction
from the above damage/breakage deposit, if the property
is left in an unacceptable condition. The Client also
agrees not to act in any way, which would cause disturbance
to those residents in neighbouring properties.
Damage to equipment crockery etc: Where the client breaks or damages equipment within the property, the cost of replacement will be deducted from the security deposits. These charges where significant will not be limited to the security deposit. |

| Heating:
|
 |
| Where
firewood is required off-season, arrangements will be
made to make this available at a charge. |
 |
| Owner's
liability: |
 |
| As
the owner is resident nearby, the rental property is regularly
inspected, and is therefore warranted to be in a reasonable
condition. However clients will appreciate that accidental
damage by previous tenants, or recent storm damage, where
insufficient time has elapsed to enable rectification,
may be unavoidable. |
 |
| Refunds:
|
 |
| The
liability of the owner will be limited to a maximum of
the rental charge less any costs properly incurred in
dealing with any problem. |
 |
| Contract:
|
 |
| This
contract shall be governed by English law in every particular
including formation and interpretation and shall be deemed
to have been compiled in England. Any proceedings arising
out of or in connection with this Contract may be brought
in any court of competent jurisdiction in England. |
 |
| Things
provided in the houses: |
 |
| Adequate
cutlery, plates, cups, saucers, glasses and serving dishes.
Cooking pots, pans and utensils. Some cleaning supplies.
Vacuum cleaner. Duvets for the double and single beds.
Pillows on each of the beds. Extra blankets - on request
only. Clothes hangers in the fitted wardrobes |

| Things
to bring: |
 |
| Fitted
sheets (bottom sheet) for the beds that you will be using.
Flat sheets (top sheets) - or duvet covers as appropriate.
Pillow cases. Table linen, tea towels, hand and bath towels
for personal use. Infant cot and linen (if required).
Beach blankets. |
