In the event of cancellation, for whatever reason, efforts will be made to re-let the property after being informed in writing of the cancellation, and, if successful, a refund will be made, less the costs of re-letting. However, if unsuccessful in re-letting the property, the Client remains liable for the balance of the rental. In order, therefore to avoid penalty, the Client is advised to purchase insurance against any such eventuality.

Client Responsibility:

The Client agrees to be a considerate tenant and to take good care of the property and to ensure that the property is secure during their absence - failure to secure the property during occupation or failure to return the key at the end of the tenancy will result in forfeiture of the damage deposit and additional charges. The house is clean and tidy, and it is therefore expected that the property will be handed back, as a minimum, in the same state. The right is reserved to make a reduction from the above damage/breakage deposit, if the property is left in an unacceptable condition. The Client also agrees not to act in any way, which would cause disturbance to those residents in neighbouring properties.

Damage to equipment crockery etc: Where the client breaks or damages equipment within the property, the cost of replacement will be deducted from the security deposits. These charges where significant will not be limited to the security deposit.
